SBA Financing in Beaumont

Beaumont business owners, matched to SBA owner-occupied loans.

When a deal calls for long-term, government-backed financing, we place SBA 7(a) and 504 loans through relationships with more than 20 SBA lenders. We are not ourselves an SBA lender. The contractors and suppliers that serve Beaumont's plants are the natural borrowers, and owning the building is the usual reason to reach for one. Business-purpose only, and every structure is set in underwriting.

How it works

SBA loans offer low down payments and long amortizations for owner-occupied property and business acquisition. USA Mortgage arranges and places SBA financing through our network of partner lenders; we are not ourselves an SBA lender. We shop your file across that network so you get the strongest approval.

Local FAQ

SBA Financing in Beaumont, answered.

Who around Beaumont is the natural SBA borrower?
Plant-services contractors and suppliers that want to own their shop or yard. The same trades behind our bank statement loans (turnaround crews, scaffolding, insulation, industrial cleaning, welding and crane owners) are a natural 7(a) pool, and port and LNG capital spending is the demand driver. That is our reading of the local economy, not a count: we found no local 7(a) or 504 volumes and could not verify which SBA district office covers Jefferson, Hardin and Orange counties, so we name none. See the SBA program page for how we place a file.
How much of the building does my business have to occupy?
51% of an existing building, and 60% of a new construction building. Under 13 CFR 120.131, an owner-user must occupy at least 51% of an existing building. For new construction the floor is 60%, and only 20% may be permanently leased, with an absorption plan for the rest. "Occupy 60% and rent the rest" is the common mistake. A Beaumont property that is mostly tenant-occupied fits a commercial loan instead, such as CRE permanent financing.
What are the real 504 limits and contributions?
The standard 504 maximum is $5 million, and the equity contribution is 10%, 15% or 20%. Under 13 CFR 120.931 the 504 debenture maximum is $5 million, or $5.5 million only for small manufacturers and qualifying energy projects. The 504 portion is at most 40% of the project (120.930). The borrower contributes 10%, rising to 15% if the business has operated under two years or the building is single-purpose, and 20% if both (120.910). "Just 10% down" without those carve-outs is the classic 504 error. Subject to SBA and lender approval.
Were SBA fees waived in FY2026?
No. For FY2026 the fees were reinstated. For loans approved October 1, 2025 through September 30, 2026, 7(a) upfront fees ran 2% to 3.5% and up by loan size (they were 0% under $1 million in FY2025), and the 504 upfront fee was 0.50%, with the annual fee cut to 0.209%. Small manufacturers had different treatment. The SBA publishes new fees each fiscal year, and FY2027 began October 1, so confirm the current schedule. As of August 2026, prime was 6.75% and a 25-year 504 debenture was about 6.272% all-in, including CDC, SBA and servicing fees. Rates change monthly.
Who can own the business under the current SBA rules?
Since March 1, 2026, every direct and indirect owner must be a US citizen or national with a US principal residence. SBA Policy Notice 5000-876441 says legal permanent residents may not own any percentage of the borrower. The posted SOP 50 10 8 still shows the earlier text, but the notice governs. Check your cap table, including any entity that owns a share, before you apply. SOP 50 10 8 also tightened underwriting, and the SBA's small business scoring floor rose to 165. Talk to your attorney about ownership structure.

About the local figures on this page

Local rules move. Every tax rate, fee, ordinance and market figure here comes from a primary source and carries the date we read it, and we correct them as the rules change. Where a number is mid-change or we could not verify it, we say so rather than guess. Before you commit a budget, confirm anything that drives it with the city or county, and talk to your attorney or CPA on questions of law or tax.

Published by USA Mortgage Funding, LLC, NMLS #152588. Researched from primary sources by our team, drafted with AI assistance, and every figure checked against its source before publishing. Where an answer rests on a public record, that record is linked under it. Figures read on 2026-09-05.
