Second Mortgage in Corpus Christi

A second mortgage on a Corpus Christi rental property.

Our second mortgage program covers non-owner-occupied 1 to 4 unit residential investment property, including short-term rentals, worth at least $100,000. It is a separate fixed-rate loan, from $50,000 to $1 million, as a lump sum or a line of credit, behind your first mortgage, which stays in place. Texas ties its lien limits to the homestead, so a rental that is not your homestead sits outside them, and occupancy gets confirmed rather than assumed. Corpus Christi deals record in Nueces, San Patricio or Aransas County, all inside TWIA's catastrophe area. Business-purpose only, and every loan is conditional on the borrower and the property, subject to underwriting.

How it works

We lend against the equity in a rental you already own, as a lump-sum second or a line of credit, so your first mortgage and its rate stay in place. Combined loan-to-value, counting every lien, goes up to 80%, subject to underwriting. Check that your first mortgage allows a junior lien.

Second Mortgage in Corpus Christi, answered.

Do Texas homestead rules limit a second mortgage on my Corpus Christi rental?
Not when the rental is not your homestead. Article XVI, section 50 of the Texas Constitution limits liens on a homestead to a closed list, and a lien outside that list is invalid. That list carries the Texas home equity rules: consent of each owner and spouse, an 80% cap on all homestead debt against value, a 2% fee cap with some exclusions, and foreclosure only by court order. They reach the homestead, not a rental that is not your homestead. Homestead status turns on use and intent, and title companies can treat a borrower's only Texas residential property as homestead by default, so expect occupancy to be confirmed. This is not legal advice; your attorney or title company has the final say on your property. Our Texas investment property second mortgage guide walks through it.

Can I borrow against a Corpus Christi short-term rental?
Our program accepts short-term rentals, but the city decides where a non-owner-occupied one can operate. A rental you do not live in is a Type 2 short-term rental in Corpus Christi. The city's page says Type 2 permits are limited to 15% of the block face and awarded first come, first served, and that short-term rentals are not permitted in single-family zoning districts within the Padre/Mustang Island Area Development Plan; multi-family and commercial zones there still accept applications. Permits run by calendar year and renew every January. The city now lists a 2023 revision of its STR ordinance beside the 2022 text, so read the current version, or ask the city at STRregistration@CorpusChristiTX.gov, before you count on that income. Stays under 30 days also carry the city's 9% hotel occupancy tax. Port Aransas is a separate city with its own registration.

How does windstorm coverage affect a second mortgage on a Corpus Christi rental?
Plan the wind cover before you borrow. Nueces, San Patricio and Aransas Counties all sit in TWIA's designated catastrophe area, and Nueces alone carries $21.96 billion of TWIA exposure as of March 31, 2026. TWIA requires a certificate of compliance from the Texas Department of Insurance (WPI-8 or WPI-8-E) or from TWIA (WPI-8-C), and TDI says mortgage companies typically require full coverage, including wind. A house built from 1988 to mid-2009 that was never certified can still get TWIA coverage at a 15% premium surcharge. Since September 1, 2025, a TWIA premium cannot be financed through a premium finance company, and the 2026 dwelling limit is $1,773,000. Price the wind premium into the property's numbers, and see second mortgage requirements for what we look at.

What happens to a second lien on a Corpus Christi rental if the first is foreclosed?
The second can be wiped out, so the first has to stay current. Texas courts have held that foreclosure of a senior lien extinguishes junior liens. Texas liens like these are usually foreclosed outside court under the deed of trust's power of sale: Property Code section 51.002 sets sales on the first Tuesday of the month between 10 a.m. and 4 p.m., after at least 21 days of notice, with the sale area set by each county. Confirm the location with the county clerk. San Patricio County's clerk posts foreclosure notices daily for public search. If you plan to refinance the first later, the second-lien holder generally has to sign a resubordination agreement so the new first keeps its position. Read lien position explained before you stack debt.

How does a second lien get recorded in Nueces, San Patricio or Aransas County?
In the county where the property sits, which for most deals here is Nueces. Nueces accepts eRecording under a written agreement with authorized filers listed in Local Government Code section 195.003, such as attorneys, banks, regulated lenders and title companies. That agreement says the clerk adds no fee for electronic recording, while the filer pays the e-recording provider. San Patricio County's fee schedule effective January 1, 2024 lists $25 for the first page and $4 for each additional page, so a 6-page deed of trust would record there for $45 ($25 + 5 x $4), an illustration, not a quote. Aransas County's schedule revised March 15, 2026 lists $25 for the first page, $4 for each additional page with visible marks, and $3 postage unless you supply a stamped envelope. Confirm with the clerk before filing. These are county fees, not our terms.

Is a second mortgage on a rental treated like a consumer second in Texas?
Texas draws the line at purpose. The state's secondary mortgage loan chapter (Finance Code chapter 342) applies to loans extended primarily for personal, family or household use, and the residential mortgage licensing chapters define a covered loan the same way. Whether a loan is business purpose depends on its facts, which is why we ask what the funds are for and whether you occupy the property. No Texas regulator guidance we found speaks to business-purpose seconds directly, so this is not a licensing opinion. Talk to your attorney about your own structure.

About the local figures on this page

Local rules move. Every tax rate, fee, ordinance and market figure here comes from a primary source and carries the date we read it, and we correct them as the rules change. Where a number is mid-change or we could not verify it, we say so rather than guess. Before you commit a budget, confirm anything that drives it with the city or county, and talk to your attorney or CPA on questions of law or tax.

Published by USA Mortgage Funding, LLC, NMLS #152588. Researched from primary sources by our team, drafted with AI assistance, and every figure checked against its source before publishing. Where an answer rests on a public record, that record is linked under it. Figures read on 2026-08-13.
