Values are flat while rents keep climbing, which makes this a cash-flow market where the spread gets made at purchase. Business-purpose loans only, and every structure is set in underwriting.
All three counties in the Corpus Christi MSA sit in TWIA's designated catastrophe area, and TWIA wrote 54% of Nueces County's residential wind exposure in 2025. A property needs a WPI-8 certificate of compliance for any work done since 1988, including a re-roof, or it can end up uninsurable and unsellable.
Metro rents rose 2.2% year over year for all property types and 3.0% for single-family as of June 2026, while the mid-tier home value was essentially flat. Gross yields run roughly 6.8% to 7.5% across Corpus Christi, Portland, and Ingleside, which is the honest case for buying here.
The Port of Corpus Christi, the third largest U.S. port by tonnage, finished deepening its ship channel from 47 to 54 feet in 2025, and LNG volumes at the port grew 15.4% that year even as total tonnage slipped. But the metro's population is essentially flat and Nueces County has lost residents since 2020, so this is a cash-flow market, not a growth story.
