Does a Kansas City rental have to be registered before I can finance it?
Yes, inside Kansas City's city limits. The Healthy Homes Rental Inspection Program has required registration of every rental unit in Kansas City, Missouri since 2018, administered by the city's Health Department. Reported 2026 fees run around a $25 one-time application plus a $25 per-unit annual permit, though that figure comes from a property-manager source rather than the city and should be confirmed before you close. A rental in Independence, Lee's Summit, Blue Springs, Raytown or Grandview sits outside Kansas City's city limits and outside this requirement.
How should I model the tax line in a Kansas City DSCR calculation?
Off the parcel's own tax code, because the school district moves it more than the city name does. On Jackson County's 2025 levy schedule, two Kansas City addresses can sit a full 0.30 percent of market value apart in annual tax load depending on school district, for example Raytown schools at a 9.0712 levy against Lee's Summit schools at 7.4903. On a $240,000 property that gap runs about $720 a year (240,000 x 0.0030 = 720). Underwrite the tax code on the parcel, not the city name on the address, and run the actual figure through the DSCR calculator before you write the offer.
Can I use this program to finance a short-term rental in Kansas City?
Our Rental / DSCR program considers short-term rental properties, but the zoning has to allow one first. Since May 2023, Kansas City has barred new non-owner-occupied short-term rentals in residentially zoned districts, and caps existing ones by distance from other short-term rentals and, in larger buildings, by the share of units already listed. A property that cannot legally operate as a non-owner-occupied short-term rental in Kansas City should be sized on long-term rent, not nightly income. Confirm the property's zoning and registration status with the city before you count on short-term rental use.
Will my Kansas City rental LLC owe the city's earnings tax?
If the property sits inside Kansas City's city limits, it can. Kansas City's 1 percent earnings tax, renewed by voters in April 2026 with over 75 percent yes and next up for renewal in 2031, reaches business net profits and can reach rental income where owning, managing or operating the property is a business activity of the taxpayer. A rental in Independence, Lee's Summit, Blue Springs, Raytown or Grandview sits outside Kansas City's city limits and outside this tax. Talk to your CPA about your LLC's filing obligation.
Is Jackson County's property tax assessment settled enough to underwrite a purchase?
Not fully, so verify the parcel before you rely on the seller's tax bill. The Missouri State Tax Commission ordered Jackson County's 2023 residential assessments corrected, the county lost in circuit court and lost again on appeal, and as of the June 2026 order the correction was still being implemented rather than finished. A seller's trailing tax figure may reflect an uncorrected 2023 value, a corrected one, or a pending credit. Check the parcel's current assessed value and appeal status at underwriting rather than annualizing the trailing bill.
Can Kansas City restrict who I rent to or how I screen tenants?
No, not since Missouri widened statewide landlord preemption. Missouri law bars local source-of-income mandates, screening-criteria restrictions, deposit caps and tenant rights of first refusal as of August 2025, which limits what any Kansas City-area ordinance can impose on your tenant selection. Kansas City's Healthy Homes registration is a health-and-safety program, not a tenant-screening rule, which is why it stands alongside that preemption rather than being displaced by it.

What is a DSCR loan, and how do I qualify without tax returns?
A DSCR (debt service coverage ratio) loan qualifies on the property's rental income instead of your personal income, so there are no W-2s or tax returns required. We compare the rent, from a signed lease or the appraiser's market-rent estimate, against the monthly payment. A DSCR of 1.00 means the rent covers the payment, and we lend with a DSCR as low as 0.75.
What rate and terms can I get on a rental loan?
Our rental program starts around 5.50% interest-only, with 30-year fixed and 5/7/10-year ARM options, for a single property or a whole portfolio. The lowest pricing goes to strong credit, lower leverage, and a DSCR above 1.20; your quote depends on the file and is subject to underwriting.
How much can I borrow, and what is the maximum LTV?
We finance up to 80% loan-to-value on a purchase, with rate-and-term and cash-out refinances available, on loan amounts from $100K to $3M. Cash-out leverage is typically a little lower than purchase. The property's cash flow and your credit set your final leverage.
What credit score do I need for a DSCR loan?
We start at 640, and the best pricing goes to strong credit. Because the loan qualifies on the asset, your score affects your rate and leverage more than whether you are approved.
Can I get a DSCR loan on a short-term rental (Airbnb)?
Yes, short-term rentals are considered. We can underwrite using market or projected rents, and the property still needs to meet our DSCR. Tell us how the property is operated so we can structure it correctly.
Is there a prepayment penalty?
