Conventional Investment in Oklahoma

Conventional financing for Oklahoma investment property.

Documented-income financing on non-owner-occupied Oklahoma property, up to 80% LTV with credit from 580. It is the lowest-cost route when your returns support the file. Oklahoma's deed stamp rules and its valuation cap both behave differently once title moves, so plan the entity question before closing. Business-purpose only, and every structure is set in underwriting.

Local FAQ

Conventional Investment in Oklahoma, answered.

If I deed a property into my LLC, do I pay Oklahoma stamps again?
Often not, and there is a specific exemption for it, with a string attached. Title 68 section 3202 exempts, among other transfers, a deed from a person into a limited liability company, partnership or corporation owned solely by that person and close family, along with intra-family transfers. The catch is a one-year clawback if an interest is transferred out to an unrelated party, which is exactly what happens if you sell or bring in an outside member soon after. The same section exempts deeds securing a debt, correction deeds without new consideration, releases, entity mergers and parent-subsidiary liquidations. Foreclosure gets its own rule at paragraph 13: a deed to the foreclosing holder is exempt, but a third-party purchaser at foreclosure pays. Read it with Oklahoma counsel before you move title around a refinance.
Will buying reset my Oklahoma property tax bill?
Yes, and this is the half of the cap rule that gets left out. Article 10 section 8B of the state constitution limits any increase in fair cash value to 5% a year on all locally assessed real property, including non-owner-occupied investment property, which is broader than the homestead-only caps some states use. But the section states that it does not apply in any year when title is transferred, changed or conveyed to another person, or when improvements have been made. So underwrite year one at fair cash value rather than at the seller's capped bill, and count the cap as a benefit of holding rather than of buying. Article 10 section 8(A)(2) adds a nuance in the other direction: a transfer without a change in use classification does not by itself require reassessment based exclusively on sale value.
What does the mortgage registration tax cost on a 30-year investment loan?
The top of the table, which is still a small number. Title 68 section 1904 charges 10 cents per $100 on a mortgage for five years or more, so a 30-year note sits at 0.10% of the loan amount. On a $320,000 loan that is $320 (320,000 / 100 = 3,200 units, x $0.10 = $320), plus the $10 county treasurer certification fee, which was itself amended effective November 1, 2025, so older sources may show less. The tax may be paid by the mortgagor, the mortgagee or any other interested party. Under section 1903 there are no exemptions, including for an out-of-state lender, and under section 1907 an unpaid tax means the mortgage cannot be recorded, cannot be released of record, and cannot be foreclosed.
What are the assessment ratios across Oklahoma counties?
Set locally, inside a constitutional band, and they do not move often. Article 10 section 8 requires real property to be assessed between 11% and 13.5% of fair cash value, and section 8(B) says a county cannot raise its percentage without a county-wide vote, then by no more than one point a year, though it may lower it freely. For tax year 2024 the Tax Commission recorded Oklahoma County and Tulsa County at 11.00%, the constitutional floor, with Cleveland, Canadian, Creek, Pottawatomie, Osage and Okmulgee counties at 12.00% and Wagoner at 11.20%. The practical read: two identical buildings priced the same are assessed on about 9% more value in a 12% county before millage even applies. Millage is a metro-level question. See Oklahoma City conventional or Tulsa conventional for local conditions.
What credit score do I need for a conventional investment loan in Oklahoma?
580 is the floor on this program, which is the lowest minimum score we publish. Conventional is a documented-income product on non-owner-occupied property, so expect the paperwork to be the real work: returns, schedules and reserves. A thinner credit profile usually shows up as lower leverage rather than a decline, and there is no hard credit pull to start. Subject to underwriting.
How much do I have to put down on an Oklahoma investment purchase?
20% at the top of the range. We lend up to 80% LTV, so on a $300,000 Oklahoma purchase that is $240,000 from us and $60,000 from you (300,000 x 80% = 240,000). On top of the down payment, budget 0.15% of price in deed stamps under title 68 section 3201, the mortgage registration tax, the abstract and the attorney examination. None of those are financed. Subject to underwriting.

About the local figures on this page

Local rules move. Every tax rate, fee, ordinance and market figure here comes from a primary source and carries the date we read it, and we correct them as the rules change. Where a number is mid-change or we could not verify it, we say so rather than guess. Before you commit a budget, confirm anything that drives it with the city or county, and talk to your attorney or CPA on questions of law or tax.

Published by USA Mortgage Funding, LLC, NMLS #152588. Researched from primary sources by our team, drafted with AI assistance, and every figure checked against its source before publishing. Where an answer rests on a public record, that record is linked under it. Figures read on 2026-08-12.
