CRE Bridge in Oklahoma

Commercial bridge debt on Oklahoma property.

Short-term commercial capital to acquire, reposition or buy time on a stabilizing asset, to $10M and up to 24 to 36 months interest-only. Oklahoma prices non-consumer credit under a business-loan ceiling, not the 10% figure people quote, and taxes short mortgage paper lightly. Business-purpose only, and every structure is set in underwriting.

How it works

Use bridge capital to reposition an asset, buy out a partner, or stabilize before a refinance. We move quickly on commercial deals that banks find too time-sensitive. When the asset is stabilized, we refinance you out of the bridge and into long-term permanent debt, which we also place in house, so you have a clear exit from day one.

Local FAQ

CRE Bridge in Oklahoma, answered.

Is Oklahoma's usury cap really 10%?
Not for a business loan, and this is the most common Oklahoma error in circulation. Article 14 section 2 of the state constitution sets 10% as the usury line "in the absence of legislation fixing maximum rates of interest". Legislation exists. For a loan other than a consumer loan, title 14A section 3-605 lets the parties contract for a loan finance charge up to the rate in section 5-107(2), which is an annual rate of 45% calculated on the actuarial method. No private or hard-money business-purpose price comes anywhere near that, and we do not advertise a rate on any page. The point is narrower and more useful: a business-purpose Oklahoma bridge loan is not priced against a 10% ceiling. The treatment of points, exit fees and default interest for usury purposes is not something we found settled, so have Oklahoma counsel review your term sheet.
How does Oklahoma foreclosure work on commercial collateral?
Judicially, unless the mortgage was written for the other track. The default is district court, sheriff's sale and a confirmation hearing under title 12 sections 686, 764 and 765, with sheriff sale notice mailed at least 10 days out, two successive weeks of publication, and no sale less than 30 days after first publication. The alternative is the Power of Sale Mortgage Foreclosure Act at title 46 sections 40 to 49, which requires the mortgage to carry a bold, underlined power-of-sale legend, then a 35-day notice of intention and a notice of sale served 30 days out and published four consecutive weeks. The homestead election that can force a power of sale back into court is a homestead right, so it does not reach commercial collateral or an LLC-owned asset. We do not publish an Oklahoma default-to-sale timeline, because no reliable state figure was located.
What is the appraisement trade-off I keep hearing about?
A choice Oklahoma makes a lender face, and one that belongs in the loan documents rather than in a workout. Under title 46 section 4(A) and title 12 section 760, where the mortgage says appraisement waived, the property sells without appraisement but no order of sale may issue for six months after judgment. Where appraisement is not waived, the property is appraised and cannot be sold for less than two-thirds of the appraised value under title 12 section 762. So it is a six-month wait against a minimum bid floor. Generic 50-state content gets this wrong constantly. Related and easy to miss: a deficiency must be pursued within 90 days of the sale on either track, with a fair-market-value credit, and missing that window treats the sale proceeds as full satisfaction.
What do the two Oklahoma transaction taxes cost on a commercial bridge deal?
Less than in most states, and the term of your note is part of why. The deed stamp under title 68 section 3201 is 75 cents per $500 of consideration, or 0.15%, so a $4,000,000 acquisition carries $6,000 in stamps (4,000,000 / 500 = 8,000, x $0.75 = $6,000). The mortgage registration tax under section 1904 is scaled to term: a 24 to 36 month bridge mortgage sits at 0.04% or 0.06% rather than the 0.10% a five-year-plus note pays, so a $3,000,000 loan written for 30 months costs $1,800 (3,000,000 / 100 = 30,000 units, x $0.06 = $1,800) plus the $10 treasurer fee. Either party may pay it. And remember section 1907: an unpaid mortgage tax blocks foreclosure, so it is not a line to leave loose.
Will my bridge exit be slowed down by Oklahoma title practice?
Plan for it. Title 36 section 5001(C) prohibits issuing a title commitment or policy in Oklahoma until an attorney licensed here examines a certified abstract, prepared or brought forward by an abstractor licensed in the county where the asset sits. There is no way to buy your way around that step, and it applies to your refinance or sale exit exactly as it applied to your acquisition. Two practical consequences on a bridge file: start the abstract extension when you start the exit, not when the note matures, and treat the county abstract plant as a scheduling dependency in your business plan. For the market side of the exit, see Oklahoma City bridge or Tulsa bridge.
How much leverage can I get on an Oklahoma bridge loan?
Up to 75% LTV, to $10,000,000. On a $4,000,000 Oklahoma asset that is up to $3,000,000 from us and $1,000,000 from you (4,000,000 x 75% = 3,000,000), before the stamps, the mortgage tax, the abstract and the attorney examination, none of which are financed. Terms run up to 24 to 36 months, interest-only, which is the window your business plan has to fit inside. Residential bridge files can close in as few as 5 to 7 days once title and insurance come together. Subject to underwriting.
What credit do you look at on an Oklahoma bridge file?
There is no minimum score on this program. Bridge is asset-based, so the collateral, the business plan and the exit carry the file. We run credit, but it carries far less weight than it would at a bank, and weaker credit is usually answered with lower leverage rather than a decline. There is no hard credit pull to start. Subject to underwriting.

About the local figures on this page

Local rules move. Every tax rate, fee, ordinance and market figure here comes from a primary source and carries the date we read it, and we correct them as the rules change. Where a number is mid-change or we could not verify it, we say so rather than guess. Before you commit a budget, confirm anything that drives it with the city or county, and talk to your attorney or CPA on questions of law or tax.

Published by USA Mortgage Funding, LLC, NMLS #152588. Researched from primary sources by our team, drafted with AI assistance, and every figure checked against its source before publishing. Where an answer rests on a public record, that record is linked under it. Figures read on 2026-08-12.
