CRE Permanent in Frisco

Frisco commercial assets earn long-term permanent financing once stabilized.

Long-term, permanent financing for stabilized commercial real estate. We place it in house through agency multifamily channels (Fannie Mae and Freddie Mac), insurance funds, and other wholesale sources, at market permanent rates once the asset performs. Frisco's corporate corridor along the Dallas North Tollway, anchored by The Star and a run of large mixed-use developments still under construction, is producing the kind of asset that eventually needs this exact refinance: a project that leases up first, then moves to a long-term hold. A deal that isn't there yet can bridge to stabilization before we place the permanent structure. Business-purpose only, and every structure is set in underwriting.

How it works

For a stabilized asset ready for permanent debt, we shop your file across agency multifamily programs, insurance companies, and wholesale lenders, then place the structure that fits your hold. When a deal needs to stabilize first, we can bridge it and refinance into permanent debt later.

Local FAQ

CRE Permanent in Frisco, answered.

What kind of Frisco commercial property is a realistic candidate for permanent debt?
Stabilized assets along Frisco's corporate corridor are the strongest fit. Frisco anchors development like Firefly Park, 230 acres at US-380 and the Dallas North Tollway carrying 2,200 residential units, 650,000 square feet of office, and a 177-key hotel reported as breaking ground in August 2026, alongside The Star and the Fields district further out the corridor. Once that kind of asset leases up and performs, we place the permanent structure through agency, insurance, or wholesale channels, subject to underwriting.
Can a Frisco construction or bridge deal move into permanent financing once it stabilizes?
Yes, that is the path this program is built around. Lease it up or reposition it first on a bridge, then we place the permanent structure once the rent roll is signed. Fields West, a 360,000 square foot retail and 325,000 square foot office phase of the larger Fields district, was already 70% pre-leased as of November 2025 with delivery from Q3 2027, and Firefly Park's hotel and office space is still to be delivered. Assets like that move from a Frisco bridge loan into permanent debt on our timeline, not a market clock.
Does the 2027 PGA Championship at Fields Ranch change the financing picture for Frisco hospitality assets?
It is a real demand anchor, not a data point we can size for you. The PGA Championship arrives at Fields Ranch May 17 through 23, 2027, the first men's major golf championship in DFW in 64 years, and Universal Kids Resort opened in Frisco on July 1, 2026 at Panther Creek Parkway and the Tollway. Both put hospitality and lodging assets in the corridor on lenders' radar, but no cap-rate or stabilized-asset data has been published for Collin County commercial property, so we still underwrite each deal on its own leases and operating numbers rather than a market multiple.
How does Frisco's property tax stack affect underwriting a permanent commercial loan here?
Frisco carries one of the lower tax stacks in Collin County, and that shows up directly in debt-service coverage. A Frisco/Frisco ISD parcel combines to roughly 1.675480 per $100 of assessed value, county, Collin College, city, and school district together, against roughly 2.015864 in Celina to the north, and Collin County has no hospital district in its tax layer at all. That spread is worth building into the proforma before you size the permanent structure.
Which county appraises a Frisco commercial parcel, and does that ever change?
Collin Central Appraisal District, unless the parcel sits on Frisco's Denton County side. Frisco straddles the Collin/Denton county line, and a parcel on the Denton side is appraised by Denton CAD instead, under a different county tax layer. Confirm which county the parcel is in before the permanent loan's tax line goes into the proforma.
FAQ

CRE Permanent questions, answered.

What is permanent commercial financing?
Permanent (or perm) financing is long-term debt on a stabilized commercial property, the loan you move into once a building is leased up and performing. It replaces short-term bridge or construction debt with a longer fixed term and a lower rate.
What channels do you place loans through?
We place permanent debt through agency multifamily programs (Fannie Mae and Freddie Mac), insurance companies, and other wholesale lenders. Because we shop multiple sources, we can match your asset to the program with the best long-term terms.
What properties qualify?
Stabilized multifamily of five units and up, plus mixed-use and other commercial assets with a solid operating history. Agency multifamily in particular looks for occupancy and cash flow that support long-term debt.
How is this different from your CRE bridge program?
The bridge program is short-term capital to acquire or reposition a property; permanent financing is the long-term exit once it is stabilized. Many investors use both in sequence, bridging to stabilize and then refinancing into permanent debt. We can line up both.
What rates and terms can I expect?
Permanent commercial rates run well below bridge pricing and move with the agency and wholesale market, on long fixed terms. The exact rate depends on the asset, the program, and current conditions, and we will walk you through the options.
How long does a permanent placement take?
Plan on several weeks, since agency and wholesale permanent loans require full underwriting, third-party reports, and lender approval. We manage the placement and keep one point of contact on your file from quote to close.

About the local figures on this page

Local rules move. Every tax rate, fee, ordinance and market figure here comes from a primary source and carries the date we read it, and we correct them as the rules change. Where a number is mid-change or we could not verify it, we say so rather than guess. Before you commit a budget, confirm anything that drives it with the city or county, and talk to your attorney or CPA on questions of law or tax.
