Greensboro and High Point sit in Guilford County, Winston-Salem sits in Forsyth County, and each runs its own reappraisal clock. Guilford's 2026 reappraisal was frozen for a year by state law, so a Greensboro parcel is being taxed on old values that reprice on the 2027 bill; Forsyth's 2025 reappraisal is already in the bills. Pull the parcel's own county and city rates before you underwrite, not a metro average.

A majority-renter city with rents outrunning values

Just over half of Greensboro's occupied housing is renter-occupied, and across the eight cities we serve, rent growth ran at or above value growth in June 2026 everywhere except Thomasville and Lexington. Gross yields on the underlying Zillow data run from about 5.2% in Asheboro up to 7.1% in Lexington, before taxes, insurance, or vacancy.

A buyer-leaning market as of mid-2026

Active listings were up 20% to 25% year over year across Greensboro-High Point and Winston-Salem in July 2026, with more than four in ten listings carrying a price cut and median days on market rising to 56 in Greensboro-High Point and 53 in Winston-Salem. List prices were flat to slightly down. The spread on a flip gets made at purchase here, not banked on appreciation.
